Major redesign and redevelopment of Henrietta House, W1, an early 1990s building owned by Lazari Investments and home to CBRE’s UK HQ. Through our role as architect and interior designer, the building will be transformed to create a world-class workplace experience for 1,700 employees and visiting clients, featuring coworking, on-site wellness facilities, SMART building technology and sustainable solutions.
Set over ten floors, the 143,000 sq ft scheme includes a 43,000 sq ft major architectural new-build extension to be constructed on seven of the above ground floors, over the existing Debenhams loading bay to the rear of the building.
The design prioritises physical and mental wellbeing by maximising natural daylight throughout and includes two on-site wellness studios, a dedicated spin studio, circa 300 cycle rack spaces and returning new parent facilities.
A new ground-floor entrance and reception area will include additional client amenities and the two-storey retail style façade will improve the street presence on Henrietta Place, Welbeck and Wimpole Street.
The first floor will see the introduction of a restaurant bar area and access to a ‘London style’ courtyard, located between two large glass atriums with connecting bridge links spanning the space. A terrace will be located on the seventh floor, providing exceptional views of London.
Working closely with both Lazari Investments and CBRE from the outset to realise their vision has provided a unique opportunity for an inside-out approach to ensure the creation of an exceptional people-focused development.
